It involves skillfully navigating a complex web of factors such as timing and closing dates, concessions, inclusions and exclusions, leaseback arrangements, and a multitude of other critical details that may not always be immediately apparent. Congratulations, your home is under contract! What's the next step? Your contract will be forwarded to an escrow agent responsible for managing the due diligence phase concerning the property. This entails delving into the property's legal history, deed, liens, survey, taxes, HOA information, and any other relevant property details. They will compile all of this information for your review, ensuring that all necessary documents are obtained promptly. At this juncture, the buyer will schedule inspections which may include, but are not limited to, whole-house, foundation, roof, fireplace, irrigation, septic, termite and pest, and radon inspections. Simultaneously, their lender will initiate the appraisal process (appraisals are not required with cash transactions). I will communicate regularly with the title company and the buyer's agent, keeping you in the loop, to assure that all deadlines are being met and everything is on schedule to close.

Closing Day

Moving Day and Closing Day represent the culmination of the home selling process, and they involve several important steps:

 

Preparation and Vacating: Sellers typically move their belongings out of the home before the closing day, unless an arrangement like a short-term leaseback has been agreed upon. The home should be clean and ready for the new homeowners to take possession.

 

Closing Time and Final Document Signing: A specific closing time is coordinated, whether it involves an in-person meeting or the presence of a notary. During this meeting, the final closing documents are signed. This step is critical to the completion of the transaction.

 

Funding and Key Handover: Once all parties have signed the necessary documents and the buyer's funds have been received (whether through a loan or cash payment), the keys to the property are transferred to the new homeowner. This signifies the official transfer of ownership.

 

Embarking on the Next Venture: With the keys handed over, both the seller and the buyer can now move forward with their respective plans, whether it's settling into a new home or exploring new opportunities.
