Celina, Texas — A Local's Guide to Living

Why we chose Celina

My husband and I live in Celina, and we chose it for the same reasons most of my clients do: a real downtown square with a Friday-night rhythm, a single high school the whole town shows up for, land that still feels like North Texas prairie, and a location that puts Frisco, the Dallas North Tollway, and DFW Airport within reach without living in the middle of it. Celina has been called America's fastest-growing city, and it's true, but the thing that surprises people who visit is how much it still feels like a town.

Celina's master-planned communities

Most Celina buyers end up in one of a handful of master-planned communities, and the differences between them matter more than the differences between house plans. Here's the short version; each has its own guide.

Ramble by Hillwood is the newest and, when finished, one of the largest: 1,380 acres east of Preston Road with 28 acres of lakes, 220 acres of parks and 30 miles of trails, five builders, and homes from about $400,000 to over $1 million. It opened in May 2026 and the first residents are moving in now. Read the full Ramble guide →

Light Farms is Celina's established flagship, known for its farm-to-table aesthetic, multiple pools and amenity centers, and an on-site Prosper ISD elementary. A mature resale market makes it the easiest Celina community to value.

Mustang Lakes sits on the Prosper border with a large lake, a resort-style amenity center, and Prosper ISD schools, at a somewhat higher price point than most of Celina.

Legacy Hills is the other mega-community, on Celina's west side, with a mix of builders and a wide range of price points as it builds out.

Beyond these, Celina has smaller communities and acreage properties that don't make the brochures, and some of the best values I've found for clients have been in those. Ask me.

Schools

Most of Celina is zoned to Celina ISD, a fast-growing single-high-school district. Communities along the Prosper line, including Light Farms and Mustang Lakes, feed into Prosper ISD. Which district you want is one of the first questions I ask, because it shapes which communities we tour. The two districts have different sizes, different personalities and different growth plans, and I'm happy to talk through them candidly.

Prices and what you get

As of fall 2026, new-construction homes in Celina have a median around $564,000, with entry-level new homes in the low $400s and custom and estate properties well above $1 million. Resale generally trades below new construction on a per-square-foot basis, and resale homes in established communities come with mature trees and finished amenities that new villages won't have for years. I'll show you both.

Getting around

Celina is about 40 minutes to DFW Airport and 50 to downtown Dallas via the Dallas North Tollway, which is extending north toward us. Preston Road is the spine of the city. Downtown Frisco, Stonebriar Centre and the PGA Frisco campus are roughly 20 minutes south. A Brookshire's, H-E-B in Frisco and the new retail along Preston cover daily errands, and more is coming as the communities fill in.
